Find quick answers to the most common questions about buying, selling, and navigating Vancouver’s real estate market.
Down payments depends on the purchase price. For homes under $500,000, it’s 5% , for homes between $500,000 and $999,999, it’s 5% on the first $500,000 and 10% on the remainder. However, did you know you can also recieve incentives as a first-time hombuyer?
1. BC First-Time Home Buyers’ Program (Property Transfer Tax Exemption) — if eligible, you may be fully or partially exempt from the property transfer tax. Homes up to about $835,000 can qualify for full exemption; partial exemptions apply up to around $860,000.
2. First-Time Home Buyers’ Tax Credit (Federal) — a one-time non-refundable credit of $10,000 (translating to about $1,500 tax relief) when you buy your first qualifying home.
3. Home Buyers’ Plan (HBP) — allows you to withdraw up to $60,000 (per person) from your RRSPs tax-free for a down payment, to be repaid over 15 years. First Home Savings Account (FHSA) — lets you save up to $40,000 toward a first home; contributions are tax-deductible, withdrawals for a qualifying home purchase are tax-free.
When selling, plan for real estate commission (often 3-5% depending on brokerage and market), legal fees, staging or repairs to improve appeal, possible adjustments for property taxes and utility bills, and moving/closing costs. These can add significantly to your net proceeds, so it's important to budget accordingly and consult your REALTOR® for a detailed estimate.
If you qualify as a first-time homebuyer, the BC government may fully waive or reduce the Property Transfer Tax (PTT) for your purchase. For example: for homes valued up to about $835,000, you may be fully exempt; there are partial exemptions for homes between approximately $835,000 and $860,000. This can save thousands of dollars at closing!
